For years, the useful part of San Vicente ran from the Brentwood Country Mart at 26th Street to about Bundy, and everything east of that was a driving corridor with a few good tenants and a lot of dry cleaners. That is the version of the block most residents still have in their heads.
Summer 2026 is quietly rewriting it. Three new operators are landing between 11633 and 11920 San Vicente, and taken together they extend the walkable radius of the Country Mart about six blocks east.
The claim, said plainly
The Country Mart is no longer the eastern edge of a walk. It is the middle of one. The three arrivals below sit inside a quarter-mile of each other, which means a Sunday that used to require a car between farmers market, lunch, and a coffee is about to collapse into a single loop.
Three addresses to watch between now and next spring
11677 San Vicente Boulevard — Pérse, Brentwood Gardens, third floor. A new dining concept that appears to be opening on the third floor of Brentwood Gardens, combining two former office units, with Los Angeles City Planning Department filings showing approval for a change of use from office to restaurant. The approval includes a full liquor license and signage plans, which suggests a comprehensive food and beverage program. Menu and concept details have not been publicly disclosed.
11770 San Vicente Boulevard — Neighborly. A food hall from the operator that opened at the Promenade at Westlake Village in late 2024. Fresh signage has appeared along San Vicente Boulevard, signaling a second Westside outpost that aims to cover quick family dinners, casual drinks, and efficient takeout under one roof, with several partner menus alongside a compact marketplace so customers can mix and match restaurant dishes with grab-and-go items. Neighborly's Westlake Village location features partners such as Mini Kabob and The Cheese Store of Beverly Hills. Eater LA has included an April 2 projection on its list of anticipated Los Angeles restaurant openings, though a firm public grand opening date was not available at press time.
11920 San Vicente Boulevard — Montana's from The h.wood Group. The group behind Delilah, The Nice Guy, and The Bird Streets Club. In Brentwood, the firm is developing Montana's, a restaurant and lounge designed to evoke the atmosphere of an "exclusive, intimate clubhouse," slated for an early 2027 opening at 11920 San Vicente Blvd., combining the brand's signature speakeasy aesthetic with a sophisticated neighborhood dining experience. This one is not a summer opening. It is a summer signal: the operator that built The Nice Guy chose this stretch, not Beverly Hills, for its next Los Angeles dining room.
Also worth marking on the map: Tu Madre, which has landed in Brentwood, bringing bold tacos to San Vicente Blvd, and continues to fill the mid-priced weekday-lunch gap the block has needed for years.
Why the Country Mart still sets the rhythm
Even with three new operators, the western anchor is doing more work than it looks like. The Brentwood Country Mart, at 225 26th Street just south of San Vicente, has run a public summer calendar every Wednesday and select Sundays. This year that calendar reads:
- Wednesdays, 11am, courtyard. Story Time hosted by Cassidy Preschool as part of the Summer Series, beginning May 13 through the end of August.
- Sunday, June 21, 12–2pm. Father's Day at the Country Mart, with complimentary root beer floats for dads and Farmshop fried chicken available for pre-order.
- Standing tenants worth planning around. Varley, Orlebar Brown, and Cos Bar, alongside artisanal goods available at the Trading Post, with Farmshop and Sweet Rose Creamery as the food anchors.
The Mart's own history explains why it holds this position. First opened on November 18, 1948, the Brentwood Country Mart is a 30,000 sq ft shopping center at 225 26th Street just south of San Vicente Boulevard, and Brentwood residents are very protective of it. When James Rosenfield of J.S. Rosenfield and co. acquired it in 2003, he restored the property architecturally and reinstated many of the Mart's original offerings, such as a post office, food courtyard, barber shop, toy store, and shoe repair shop, as well as a rotating series of pop-up shops. That mix is what the new arrivals to the east are implicitly measuring themselves against.
The Sunday hinge at Gretna Green
The connective tissue between the Country Mart's western anchor and the new eastern additions is the Sunday farmers market. The Brentwood Certified Farmers' Market sits at 741 Gretna Green Way and San Vicente Blvd, running Sundays year-round from 9:00 am to 2:00 pm.
That location matters more than most residents notice. Gretna Green is roughly halfway between 26th Street and the 11700 block, which means a Sunday walk from the Mart to Neighborly, once it opens, runs directly through the market. The market has also been quietly absorbing an outside displacement: reader accounts note that it has been kind to include vendors from the destroyed Pacific Palisades Farmers Market, and it is comforting to go there and see the familiar vendors from the Palisades. For residents who used to alternate between the two markets, Sunday morning has consolidated onto San Vicente.
What a Brentwood Saturday now looks like, block by block
Read this east to west if you drive in from the 405, west to east if you start at the Mart:
- 9:00 am, 741 Gretna Green Way. Farmers market open. Flowers and produce on the north end near San Vicente, prepared food and pupusas toward the south end.
- 10:30 am, 11633 San Vicente. Coffee walk. Toscana is closed for lunch service until 11:30, but the block reads as a working commercial spine at this hour, not a driving corridor.
- 11:00 am, 225 26th Street. Wednesday visitors get Cassidy Preschool's Story Time in the Country Mart courtyard; weekend visitors get the fire pit and the Farmshop patio.
- 12:30 pm, 11770 San Vicente. Once Neighborly opens, a mix-and-match lunch: one order across multiple partner kitchens, which is a format the block has not previously had.
- 2:00 pm, 11677 San Vicente. Pérse's Brentwood Gardens perch on the third floor gives the corridor a rooftop-adjacent afternoon option, once the buildout finishes.
- Early evening, 11920 San Vicente. Not this year. But the h.wood address marks where the walkable stretch will end when Montana's opens in 2027.
The through-line: five of these six stops sit within a fifteen-minute walk of each other, and three of them did not exist in this form a year ago.
What the new operators are betting on
Neighborly's format is the tell. The food hall concept offers a curated marketplace where people can order from different menus and chefs all under the same order, designed to make it easy for people to mix and match from different menus and concepts. That is a bet on foot traffic, not destination dining. An operator only signs a Brentwood lease at this format if it believes people will walk in from a two-block radius on a Tuesday night, not drive in from Sherman Oaks on a Saturday.
Pérse is the same bet with a different rendering. Converting third-floor office space at Brentwood Gardens into restaurant square footage, with LA City Planning sign-off, is expensive relative to a ground-floor buildout. The math only works if the third floor is legible to the neighborhood as a dining room, which it will be once residents are already on the block for Neighborly, the market, or the Mart.
The h.wood Group, meanwhile, is making the longest bet. Co-president Brian Toll said the group put a lot of thought into these three new locations and wanted to create them in L.A. neighborhoods where locals were looking for elevated dining concepts. Choosing 11920, at what has historically been the sleepy east end of the corridor, only makes sense if Neighborly and Pérse succeed in pulling foot traffic that far east first.
The through-line for people who already live here
If you have been driving past the empty PLANTA space at 11754, wondering what happens to that block, the answer is: it stops being that block. The new Neighborly signage has been spotted on the block that GPI Companies lists as 11770 San Vicente, a roughly 12,000 square foot retail property along Brentwood's commercial corridor, and PLANTA's Brentwood listing shows the adjacent unit at 11754 San Vicente as cleared out after PLANTA previously operated on that stretch before relocating or closing its Brentwood dining room. The empty box next door becomes an anchor when a food hall opens beside it.
For homeowners here, the practical read is not about any single opening. It is that the walkable footprint of Brentwood is expanding eastward for the first time in a long time, and doing so through operators who require dense pedestrian traffic to work. That is worth watching quietly, whether you plan to move in the next decade or not.
